The notary in your sale

In Belgium a sale is only legally final once the deed is signed in front of a notary. The notary is an independent public official. HUZO is a software platform, not an estate agency and not a notary’s office: you choose your own notary, and we simply give them secure access to your dossier.

What a notary does

The notary draws up the deed of sale, checks ownership and any charges on the property, holds the funds securely and registers the transfer with the authorities. Their job is to make the sale legally watertight and to protect buyer and seller alike.

How it works with HUZO

You build your dossier yourself in the platform. Once you have accepted an offer, you tell us which notary you have chosen. HUZO notifies them and opens secure access so they can read your dossier directly online. We don’t draw up the deed or any legal document, and we don’t give legal advice – that is the notary’s work. This access is included with every HUZO package.

Choosing your notary

You always choose your own notary. HUZO does not appoint or recommend one. In Belgium, notary fees are set by law and identical at every office, so you can choose purely on availability and convenience.

What it costs

Notary fees and registration duties are fixed by Belgian law and, in most cases, paid by the buyer. HUZO takes no margin: the notary invoices you directly.
