    Your premium HUZO sale sign is delivered to your door within 48 hours. On Pro and Premium a professional property photographer visits; on Basic you can order that photo shoot separately whenever you need it.

    Seen everywhere.

    Your home goes live on Huzo.be. On Pro and Premium we also publish it on Immoweb. Every viewing request lands straight in your dashboard and the viewing planner syncs with your calendar.

    Sign. Done.

    Buyers bid through the platform. You see every offer arrive and accept, decline or counter it in one click. Once you accept, the notary you chose gets access to your dossier for the preliminary agreement and the deed.

What is HUZO?

HUZO is a Belgian platform that lets you sell your home yourself, without an estate agent. You handle the whole process – admin, legal certificates, viewings and offers – from a single dashboard, and save the agent commission of around €15,000.

How do I sell my house without an agent in Belgium?

You create a dossier, add your photos and the mandatory certificates, then publish your property. Buyers request viewings and place their offers through the platform. Once you accept an offer, HUZO walks you through to the notary for the compromis and the deed.

Is it legal to sell without an agent in Belgium?

Yes. Using an estate agent is never compulsory in Belgium: only the authentic deed of sale has to go through a notary. As the seller, you remain responsible for the legally required documents.

Which documents do I need to sell?

For a Belgian property you will usually need a valid EPC, a soil certificate, an inspection of the electrical installation and town-planning information. In Flanders an asbestos certificate is required too, and for co-ownership, the base deed and the latest syndic reports.

What does HUZO cost?

Everything before publication is free: your account, your dossier, the AI pre-fill and uploading your certificates. You pay a single flat fee when you publish. No subscription, and no commission on your sale price.

How does the bidding process work?

Buyers place their offer directly through the platform. You see each one arrive in real time and can accept it, decline it or counter. Once you accept, HUZO guides you through to the compromis and the notarial deed.
